Reducing Foreclosures Program

 

As more and more poorly managed resorts succumb to the Timeshare Death Spiral, other HOA boards are realizing that spending tons of money each year to foreclose on delinquent accounts, then selling those intervals to new paying owners, is necessary in order to maintain the influx of revenue and the financial health of the resort. Unfortunately, the cost of foreclosure is increasing year by year, thus many resorts are finding that the money they get from selling a newly acquired timeshare is far less than the cost to foreclose on it. When that happens most boards tend to stop foreclosure programs, which simply means that the number of delinquent accounts grows year after year, requiring the remaining owners to have to pay more in order to maintain the resort. And, of course, as the maintenance fees grow, so does the number of delinquent accounts as more owners get fed up with the constant fee increases. And soon the resort is in the Timeshare Death Spiral.

We can help. There are two ways in which we help the resort drastically reduce their foreclosure rate. First, the resort provides us with the list of accounts that are late paying their fees for that year. Prior to any foreclosure proceedings we mail letters to these folks making them aware that if they are having financial troubles or they simply wish to dispose of their timeshare, we will buy it from them, thus saving them the hassle and embarrassment of a foreclosure and a blemish on their credit rating. The second way we help the resort reduce the yearly foreclosure rate is to simply have the resort refer to us those people that call the resort each year asking for advice on how to dispose of their timeshare. These two simple solutions have shown to reduce the need for foreclosure by an average of 70%. That's a savings of many thousands of dollars each year. But there is still that last 30%. The resort won't spend the money needed to foreclose and the owners will not sell at the wholesale price, or they just cannot be found. Stalemate!
